In Chennai, one of the key developments associated with PRIMUS is Primus at Bollineni Zion, located at Bollineni Hillside Road, Nookampalayam, on the OMR–Sholinganallur corridor. The community is spread across approximately 23.5 acres and features senior friendly 2 and 3 BHK apartments, with reported unit sizes ranging from around 910 to 1,155 sq. ft. The project includes a large 82,000 sq. ft. clubhouse along with amenities such as a swimming pool, gymnasium, indoor games, parks, children's play areas, basketball court, covered parking, security, power backup and other lifestyle facilities. The development is designed around open spaces, greenery and community interaction, while its location provides access to major educational, employment and social infrastructure along the OMR corridor. The project is registered under RERA No. TN/01/Building/0399/2022.

PRIMUS has continued to expand its senior living platform through new developments and strategic partnerships. In 2025, the company stated that it had around 1,800 units under construction, with plans to add more than 2,000 homes over the following two years, including projects in Chennai, Navi Mumbai, Bengaluru, Kolkata and other markets. More recently, in 2026, Primus Senior Living partnered with Brigade Group to develop three senior living communities across Bengaluru and other South Indian locations, with an expected combined GDV of approximately ₹750 crore and a portfolio of around 600+ units. The company has also entered into a partnership with HDFC Capital for a proposed ₹2,000 crore rental housing platform for seniors across six cities, highlighting its growing presence in India's organised senior living sector.
